📝 Tenant Screening & Approval
- Strict pre-screening before any in-person showings
- Only approved applicants may tour the property
- Applicant may pay a Non-Refundable Hold Fee = One Month’s Rent
- Holds the property for up to 30 days
- Move-in charges:
- 1st Month: Full rent
- 2nd Month: Prorated rent
💰 Rent Collection & Enforcement
- Rent due 1st–5th each month
- 10% late fee charged at midnight on the 5th
- 7-Business-Day Right-to-Cure Letter posted & mailed after late fee
- If unpaid by the 18th:
- We assist with Eviction
- Or Cash-for-Keys options
🧾 Owner Payouts & Accounting
- Monthly owner payment distribution
- Monthly income/expense statement emailed
- Annual 1099 + Yearly Statement sent in January
- Full Owner Portal Access for documents, statements, payments
🛠️ Repairs & Maintenance
- We obtain repair estimates
- Repairs begin only after owner approval
- Payment options:
- Owner contribution via portal
- Deduct from rent

💼 Management Fees
- 10% of rent + late fees (monthly management)
- 50% of first month’s rent (leasing fee once tenant moves in)
- $500 eviction coordination fee (attorney fee not included)

Property Management Fee Information
Property management fee is 10%
After you have 5 or more doors with our company, that fee decreases to 8%, as well as a leasing fee of 50% of 1st month's rent
After 15 doors with our company, that fee decreases to 30%
